Germany set for first two-storey logistics centre 04 October 2019

Two levels will accommodate around 123,000 m2 of rental space

Four Parx and AEW are building Germany’s first logistics facility with two levels in Hamburg. The facility is expected to be completed by August 2021. Four Parx is developing the facility near the port at the former 100,000 m2 production site of the beverage manufacturer Refresco in Wilhelmsburg.

The logistics centre will be divided into two levels and accommodate around 123,000 m2 of rental space. The upper floor can be reached by a 12 m high truck ramp that can be used for trucks weighing up to 45 t. The ramps lead to a 60 m wide shunting platform between the halls, on which the trucks can dock on to the loading bridges.

With a floor load of 5t / m2 on the ground floor and 3 t / m2 on the upper floor, the space can be used flexibly. The hall height on both levels is 10 meters. There are also around 9,000 m2 of office space and 12,000 m2 of mezzanine space, which can also be flexibly expanded and used. To improve the use of the space even further, a car parking area will be built below the shunting platform, which will provide covered parking space for about 200 cars.

Four Parx is currently holding discussions with Hamburg Energie to enable a CO2-neutral energy supply to the property. It is planned to connect the building to the new deep geothermal power plant of the city of Hamburg.

The facility will be built without pre-letting.
